Resident Property Manager for Small RV Park (Includes Housing)

We are a long-term stay park with well screened residents and only a handful of move ins and move outs per month.
Administrative tasks are light, and light duty maintenance tasks are mostly seasonal.
Somewhat flexible schedule with housing stipend included as part of compensation package.
We hire preferred workers! Work Schedule:
5 days per week, 85 hours per month, depending on job duties undertaken.
Work hours include:
Preferred Thursday-Monday schedule with some flexibility.
Park Business Hours are 2 pm to 6 pm.
Manager should be onsite during Park Business Hours.
Manager does not need to be in the office during these hours.
They just need to be working onsite and available to assist with any tenant needs.
Be available for Move Ins (meeting new tenants, signing paperwork, helping them place their RV, showing them around the park) on a flexible schedule.
We will always pre-arrange move-ins with you; they will not be last-minute calls.
Average number of move-ins per month is two to four.
Complete assigned duties as agreed upon with owners.
We would love to find a person or team that could take on this entire list of responsibilities, but we are also open to the right long-term person who is stronger in some areas than others.
Onsite Manager Core
Responsibilities:
Communicate with and assist residents as needed.
Coordinate with out-of-town owners for various property management tasks/projects.
Responsible for overall physical condition of property, including keeping the park clean and litter free and watching for/reporting to owners any resident rules compliance issues.
Coordinate new resident move-ins (meet and greet).
Light housekeeping duties in office, laundry room, and shower rooms.
Be available to residents during Park Business Hours to help them with small service matters, such as selling them quarters for the laundry room, etc.
Miscellaneous seasonal tasks, such as:
Keep small flower garden, potted plants at front of office, and common area strips of grass watered in summer months (not the grass in the RV spaces).
Sprinkle ice melt in front of office building during bad weather, etc.
Administrative
Responsibilities:
Process monthly space rental payments as needed for tenants who are not yet using our automated payment system.
Manage resident move-ins / move-outs in Rent Manager property management app.
(Training provided.
) Prepare and deliver rental agreement paperwork and other tenant notification letters.
Keep resident information updated in Rent Manager.
Take pictures and notes to document rules compliance issues and notify owners.
Seasonal Groundskeeper & Maintenance
Responsibilities:
Maintain sprinkler system, replacing/adjusting sprinkler heads and/or nozzles as needed.
Experience preferred but training is available.
(Estimate 40 hours of work in April plus 10 hours per month May thru Sept.
) Leaf removal Oct thru Dec.
(Approx.
60 hours total for the season.
) Small miscellaneous tasks, such as tightening dripping water faucets, maintaining insulation system on water risers in the winter, etc.
Compensation:
Compensation includes wages and housing.
An RV space is included for applicants with their own RV, with the option for a park provided RV for manager housing.
A 5 x 10 storage unit is included, as is vehicle parking.
Salary range is $1,500 - $1,750 total per month, including credit for housing (RV space or RV
RV space).
Salary offered depends upon job duties undertaken.
Actual hours worked may vary.
We pay a salary based upon the job duties outlined in your employment agreement, and you keep the job duties covered.
(We are very careful in these calculations and have never had a manager report completing more work hours than they were being paid for.
) Desired Attributes:
A desire to stay in the position a minimum of 6 months to a year.
Friendly, reliable, and detail oriented.
Takes pride in work and handles challenges in a mature manner.
Good communication skills and a willingness to keep park owners up to speed and problem solve with them.
Basic computer aptitude and willingness to learn our payment processing and rent up processes.
Fluent English required.
Training available.
Previous property management experience not required.
